This old house needed a new furnace badly. The chimney had collapsed and the inefficient furnace couldn't operate safely without it. Plus, the second floor was always hot in the summer because the blower in the furnace couldn't deliver proper air flow. The solution was an American Standard two-stage variable speed furnace. It is 97% efficient so it saves a boatload of money in the winter. And the blower uses 70% less electricity than the old blower while delivering adequate air flow for second floor cooling. It qualified the homeowner for rebates and 0% financing from his local utility. It also qualifies for a 2025 Federal Tax Credit of $600. Hot, hot, hot! That's the only way to describe the second floor in this house during the summer. The homeowner had already spent money with another contractor to improve the hot second floor with new heating and air conditioning. But it didn't work! Her attic air sealing and insulation were atrocious. Lots of hot attic air was infiltrating into the second floor. And the heat from the attic was going right thru her tiny amount of insulation.
Alber Service Company removed the old insulation, air sealed all wall tops and penetrations from ducts, wires, plumbing, and recessed lights. We then built an insulated storage deck so she could bring efficiency and order to her off season Christmas storage. Finally, we blew 18-in of R-60 cellulose insulation onto her attic. You can see the retention dams on the storage deck that hold all that insulation back.
And guess what? Her second floor is now the same temperature as her first floor! It's not magic. it's science. The homeowner in this house wanted to upgrade the gas furnace in his house. Because the house was built on a slab, the furnace and duct system were in the attic. The furnace was only 12-years old, but the client really hated it. It was noisy enough that it would wake him in the night. And the gas bills in the dead of winter were more than he wanted to pay.
The solution was an American Standard 97% efficient gas furnace that features a variable speed blower and two-stage operation. The blower uses 66% less electricity than the old furnace blower so there are electrical power savings all year since the blower also delivers the air conditioning. The two-stage operation means the furnace can deliver either 1005 heating capacity or 50% heating capacity. For the majority of the winter, it will operate at 50% providing ling "ON" cycles that really improve comfort.
We also properly sealed and insulated the attic ductwork so it no long leaks conditioned air into the space nor does it draw harsh attic air into the system. Efficient, healthy and a beautiful installation!
This homeowner wanted to get rid of his old oil-fired boiler. It was loud, sooty, and made the basement very hot because it was so poorly insulated and ran very hot. Since his office is in the basement, he wanted a system that was very quiet and very clean. After considering several options, the client selected a Bradford-White Brute Combi Boiler. This system heats both his house (he uses copper fin-tube baseboard) as well as his domestic hot water. It is 95% efficient and uses natural gas for heat which is much less expensive than heating oil. The system also melts the snow off his front steps and walkway!

The old air conditioner in this house had provided 22-years of service because Alber Service Company had been faithfully maintaining it. But this summer the condensate pan under the indoor cooling coil rotted out and water flooded the unfinished basement. Rather than replace the old indoor coil (it used the banned R-22 Freon) the homeowner elected to upgrade the system and take advantage of utility rebates, 0% financing, and tax credits.
We installed an American Standard (Trane) 17 SEER2 multi-speed air conditioner. It changes the amount of cooling provided based on the outdoor temperature. When it is mild outside, it runs at partial cooling capacity. This results in long "ON" cycles that provide dramatically better humidity control. It's a great system that comes with a 12-year warranty on the compressor and 10-years on all other parts and labor. It is also super quiet when operating. Smart choice!
