After one of our BPI Certified Energy Experts performed an Energy Audit on this home in West Deptford NJ, it was evident to the home owners how they could achieve their goals of reducing fuel consumption and lowering the electric bill.

The home owners chose to replace their old furnace and air conditioner with a new high efficiency unit from Bryant. 

Air sealing and insulating the attic and garage with expanding polyurethane foam and then blowing in trusoft cellulose insulation was done to make a room above the garage more comfortable.

The energy saving improvements that we made to this home increased the energy efficiency by 21% and it qualified for $3,000 in Rebates from the state of NJ and 0% Financing.

This old boiler and water heater were consuming a lot of natural gas dollars while becomng increasingly unreliable. Alber Service Company installed a new 95% efficient Bosch Combi Boiler that provides heat for the house in the winter and hot water all year long. It's compact, super efficient, and provides remarkable comfort. The temperature of the water that goes to the baseboard heat and radiators changes as the outdoor temperatue changes. The colder it gets the hotter the water. This feature also virtually elimantes noise from expansion in the baseboard and radiators. Beautiful!

It was crazy hot and humid this summer (2025). Lot's of problems homeowners did not realize were problems reared their ugly heads. This old house in Glassboro was no exception. The client has lived here for 5-years but has never seen anything like this before: his ductwork in the basement was raining condensation! Just look at this BEFORE picture. Condensation on ductwork can only occur if the temperature of the ducts is below the dewpoint of the basement air. What was causing this and what was the remedy?

It's difficult to keep moisture out of the basement in a 120-year old house. Water vapor comes right thru the thin concrete floor because there is no vapor barrier under the concrete. Believe it or not, concrete does NOT stop moisture migration. Moist outdoor air also leaks in around the wooden rims of the house where the framing sits on top of the foundation. And finally, ducts that are too cold because of inadequate airflow during the cooling season can lead to sweaty ducts.

We took a three-step approach to solving this problem. Step one was to increase the fan speed of the furnace so it moved more air thus raising the duct temperature. The problem improved but did not disappear. Step two - we sealed the wooden rims of the house with high density spray foam to prevent air leakage. Again it improved the problem but did not eliminate it.

After trying those two steps, we pulled out the Big Gun: A Sanidry Sedona high efficiency dehumidifier. This dehumidifier will remove up to 100 pints of water per day from the air. That's 12-1/2 gallons per day! It's Energy Star rated and features a high capacity blower that moves the dry air clear across the basement unlike ordinary cheap dehumidifiers.

One month after installation and the ductwork is no long sweating. The client also reports the basement smells so much better. Lots of wins with this one!

It's a big deal when your water heater goes down at home. Imagine what a big deal it is when a hotel loses their hot water. Lots of angry customers and demands for refunds. Cold showers are bad for business! We've done work for this client before so when they called with an emergency water heater failure, the Alber Team sprung into action. We made a special trip to Philadelphia to pick up a new high efficiency water heater from a distributor then drove it back to Mt. Ephraim. The installation crew had the old water heater drained and removed (it weighed over 900 lbs.!) before the new one arrived. About three hours later, the hot water was back on and the day was saved. No refunds were needed.

These home owers are so excited to now have their back room comfortable all year long.
