Air Conditioning Before & After Photos

After one of our BPI Certified Energy Experts performed an Energy Audit on this home in West Deptford NJ, it was evident to the home owners how they could achieve their goals of reducing fuel consumption and lowering the electric bill.

The home owners chose to replace their old furnace and air conditioner with a new high efficiency unit from Bryant. 

Air sealing and insulating the attic and garage with expanding polyurethane foam and then blowing in trusoft cellulose insulation was done to make a room above the garage more comfortable.

The energy saving improvements that we made to this home increased the energy efficiency by 21% and it qualified for $3,000 in Rebates from the state of NJ and 0% Financing.

It was crazy hot and humid this summer (2025). Lot's of problems homeowners did not realize were problems reared their ugly heads. This old house in Glassboro was no exception. The client has lived here for 5-years but has never seen anything like this before: his ductwork in the basement was raining condensation! Just look at this BEFORE picture. Condensation on ductwork can only occur if the temperature of the ducts is below the dewpoint of the basement air. What was causing this and what was the remedy?

It's difficult to keep moisture out of the basement in a 120-year old house. Water vapor comes right thru the thin concrete floor because there is no vapor barrier under the concrete. Believe it or not, concrete does NOT stop moisture migration. Moist outdoor air also leaks in around the wooden rims of the house where the framing sits on top of the foundation. And finally, ducts that are too cold because of inadequate airflow during the cooling season can lead to sweaty ducts.

We took a three-step approach to solving this problem. Step one was to increase the fan speed of the furnace so it moved more air thus raising the duct temperature. The problem improved but did not disappear. Step two - we sealed the wooden rims of the house with high density spray foam to prevent air leakage. Again it improved the problem but did not eliminate it.

After trying those two steps, we pulled out the Big Gun: A Sanidry Sedona high efficiency dehumidifier. This dehumidifier will remove up to 100 pints of water per day from the air. That's 12-1/2 gallons per day! It's Energy Star rated and features a high capacity blower that moves the dry air clear across the basement unlike ordinary cheap dehumidifiers.

One month after installation and the ductwork is no long sweating. The client also reports the basement smells so much better. Lots of wins with this one!

This long term client was starting to develop mold in his basement. He had always had a moisture issue but it was under control with a sump pump, perimeter drain, and a cheap dehumidifier. The summer of 2025 has been really hot and humid, though, and the old dehumidifier was just plain worn out. The fact that it was leaking onto the floor didn't help either.

The problem was solved by three measures:

1. Covering his sump pump pit with a sealed cover to prevent evaporation into the basement.

2. Sealing the wooden rims of the basement to prevent outside air from leaking into the basement.

3. Installing a top-of-the-line Sedona dehumidifier that removes 100-pints of water per day and is Energy Star rated. This powerful dehumidifier delivers dry air clear across the basement to keep the furthest corner dry and mold free.

The home owners are now looking forward to staying cool on those hot summer days with their new High Efficiency Amana Air Conditioner.

The gas bills in this large Victorian home were approaching $1000/month in cold weather! We had previously sealed and insulated the house, which delivered big savings to the homeowners. But now it was time to tackle the old, inefficient boiler in the basement. The piping was a nightmare, as you can see in the before pictures. And despite the number of pipes, some rooms had no heat at all. We straightened the piping out, added some radiators in cold rooms, and replaced the boiler with a 95% efficient Bosch Greenstar that also produces domestic hot water.
